The contractor you choose will determine whether the project is delivered on time, on budget, and at the quality standard your brand demands — or whether it becomes a costly disruption that damages guest satisfaction and online reviews. Here's how to make the right choice.

Start with Hospitality-Specific Experience

Hotel renovation is fundamentally different from residential or commercial office construction. Your contractor must understand how to work in an occupied building where guest experience cannot be compromised. They need experience with brand standard compliance, phased construction schedules, noise and dust mitigation, and the fast-paced timelines that hospitality ownership groups expect. Ask potential contractors specifically about their hotel and resort project history. How many guest rooms have they renovated? Have they worked with your brand or management company before? Can they provide references from hotel general managers and ownership representatives?

Evaluate Their Phased Construction Approach

The most critical capability in hotel renovation is the ability to phase work so the property can continue operating. A skilled hospitality contractor will present a detailed phasing plan that specifies how many rooms will be offline at any given time, how common areas will be staged, and how construction logistics (deliveries, debris removal, worker access) will be managed without disrupting guests.
